The Ladu 32 project began in the fall of 2018. The goal of the project is to meet the increased demand of our clients for the leasing of smaller, modern warehouse-manufacturing spaces. The completion of the building is planned for the start of 2020.

Short-term contract and environmentally friendly working environment
The supply of storage space has been rather chaotic so far – the choices have been to either rent a mini‑storage for a short period or conclude a contract for large business premises for several years. Small spaces with flexible terms of contract are in great demand. There are a lot of companies that are just getting started or that are small in size. And people have higher expectations for quality and for the working environment.
Great location, modern conditions
There are not many projects like that in Tallinn or its near vicinity. We have finished a large building complex which incorporates 16 units of rental space ranging from 93 to 320 square metres. The working environment also benefits from the option of adding mezzanines, low ancillary expenses, a car wash and amperage up to 200 A.

CONCLUDE A CONTRACT FOR A PERIOD AS SHORT AS SIX MONTHS
The flat prices charged by Ladu32 are lower than average and you can find them on the website of the project. The terms and conditions of rent are flexible and you can start with a six month contract. That lowers the risks and starting expenses of the tenants. When your business grows you can rent a bigger space in the same building. And should you close your business or cut it down you can cancel the rent contract with just a few months’ advance notice.
Suitable for a carpenter or for pursuing hobbies
Ladu32 is a good fit for people who have been using small storages for their hobbies or small businesses but who have outgrown them now. Or for a starting business whose output is small and who currently has no need for a larger space. Sufficient amperage also gives the possibility to set up a small manufacturing enterprise.
“A short rent period is also suitable for those who are only engaged in temporary projects, for example people who want to repair their hobby car or store their motorcycle over the winter or rebuild it,” says Margus Haud.
Environmentally friendly – wood, solar panels and electric car charging stations
As a modern solution the beams of the building are made of wood and the roof is covered by solar panels. There are electric car charging stations in front of the building. And the tenants can request a private charging station. This is the future!
The Ladu32 developer has over 25 years of experience in real estate development and more than 20,000 square metres of warehouse and industrial spaces have been created in this time. The earlier way was to develop customised warehouse or production buildings for a specific customer but Ladu32 is a business model where one large building is divided into several smaller units of rental space.
